General booking conditions

The booking confirmation makes your booking binding

As a guest of ours, you will always receive confirmation of your booking from Airbnb or Booking.com. Please read through the confirmation carefully and see that everything (date, prices, number of guests, etc.) is consistent with how you want it. 

Payment

Payment for your stay will be made when you have a booking via Airbnb or Booking.com. Sheets and towels are included. The same applies to the final cleaning of the apartment.  Towels and sheets will be changed once a week. 

Check-in

Your room is ready for check-in from 15:00 hrs on the day of arrival. You will be sent a pin code to the front door after we meet eachother. We will also show you in the house if you are checking in before 20:00hrs. If you want to check in later, that’s not a problem. Just let us know in advance.
If you plan to arrive earlier than 15:00 hours we can not guarantee that your house is ready. However, there is always the possibility to leave your luggage at the house. If you wish to do that, please tell us in advance to make sure that someone is here to assist you.

Check-out

You can use the room until 10:00hrs on the day of departure. 
Ensure that you have cleaned up after yourselves, removed the sheets off the beds. Washed the dishes and put them away and remove the trash from the house.

House Rules

Our community is very quiet and we have lovely neighbours. We ask that you respect our neighbour's privacy and monitor noise levels during the night time. No loud noises, music after 21.00 hrs.

No parties or events. 

Our age limit for booking is 25 years and older. However, you can not as a 25 year old or older book with a group of younger companions. This is not a house for young people to hang out at!

Our age limit for children is 13 years of age and older.  Children must be accompanied by their parents. 
ID must be provided upon arrival.

No shoes allowed in the house. Please take your shoes off at the front door and leave them there. 

No eating or drinking on the beds/in the loft. 

Pets are not allowed!

For the benefit of our guests, our houses are a NON-SMOKING policy. 

If you want to smoke there is a possibility to do it outside at the car park. When disposing of your cigarette butts Please ensure that it is not lit and throw them into the bins located in the car park.

Infringements such as smoking and pets prohibit a clean-up cost (minimum SEK 8000).

Be gentle with our furniture and other details in apartments. As a guest, you are fully responsible for any damage that occurs to the room and its inventory during the stay and commits you to replace them. 

As a guest, you can only use the room for what was agreed upon at the time of booking (usually for leisure purposes). Also, keep in mind not to let more people stay in the apartment than mentioned in the booking. 

If you wear a fake tan, please bring your own linen as any linen stained by a fake tan will incur extra costs. 

Please turn off all lights when leaving the house. 

Before you check out: Please make sure all dishes are washed and put away, bed linen removed from the beds and trash removed from the house and placed in the trash bins outside. Failure to do so will incur a penalty cleaning fee of 1300kr.

We hope that the following lines will never be needed. But in any case, we want to make it clear that, as the landlord, we are entitled to cancel your booked stay with immediate effect if you or someone else in your company appear to be disturbing, commit property damage or in the surrounding area or if the accommodation is used for other purposes than you specified. 

In case of termination of the agreement, you and your company must immediately move out and are not entitled to any repayment of the rental amount.

In case of immediate termination, we reserve the right to lock your room and remove your belongings.

Good to know about each house

• These houses are not suitable for children under the age under the age of 13.
• We have a staircase to the loft, about 9 steps.
• You cannot stand up in the loft but you can sit up in bed. If you do not want to climb stairs, there is an option to sleep downstairs.
•  The sofa puff in the small house opens into a single bed. We have a large retractable bed in house B and 2 single beds downstairs in house C.
• We do not serve breakfast or food.
• However, we have salt, pepper, sugar, tea and coffee to get you started. The kitchen is fully serviced for your own cooking needs.
• Each house has its own private terrace.
